What is an Accredited Buyer’s Representative?
The purpose of the ABR or Accredited Buyer’s Representative designation is to represent YOU, the buyer. The ABR designation is the benchmark of excellence in Buyer Representation. This coveted designation is awarded to Realtors by the Real Estate Buyer's Agent Council (REBAC) of the National Association of Realtors who meet the specified educational and practical experience criteria. I have my ABR designation to serve my clients. It is in your best interest to ensure your agent has this designation.
As an ABR Buyer Representative, I work for YOU and have fiduciary responsibility to YOU…the buyer of the property. This responsibility differs from that of the real estate agent who has listed the property you are interested in. By law, the Listing/Seller's Agent has fiduciary responsibility to the SELLER of the property NOT the BUYER.
The most critical thing I do, as a Buyer’s Representative, is provide YOU 100% Buyer Representation from start to finish with your real estate transaction...at no cost to you!
What is the cost to YOU...the Buyer for ABR Representation?
ZERO...thanks to "Georgia's Buyer Law" I provide the ABR certified Buyer's Representation service to you absolutely FREE. This is because the costs for my services to find a buyer for the seller is paid for by the Seller of the home you purchase. The Seller compensates the Realtor that works with the buyer to purchase the home they are selling. The worse thing you could do from a bargaing and negotiation position would be to submit an offer directly with the Listing Agent of the property. As noted earlier, the law requires the Listing Agent to have fiduciary responsibility to the SELLER ... NOT the BUYER.

I will conduct due diligence of the properties YOU have expressed interest in to determine if there are any issues with the property that would impact YOUR decision or the value of the property before making an offer.
I will recommend, prepare and structure YOUR offer to purchase the property YOU would like to purchase.
I will present the YOUR offer to the Seller / Listing Agent and the Seller on YOUR behalf.
